Assumptions. Preliminary figures built from public market research (rates published by Bel Air, Villa Padierna, NAC and Real Club Pádel Marbella, July 2026), indicative court-manufacturer pricing and construction price databases. They do not replace firm quotations; expected CAPEX variance ±15%. Corporate tax is applied on EBITDA minus book depreciation minus interest, floored at zero, without carrying forward tax losses — the model is therefore slightly conservative. No terminal value is assumed: the facilities revert to the landlord at the end of the term. The cost of debt is an assumption, not a commitment: it must be confirmed by term sheet before the lease is signed.
